Tamil Nadu makes EV charging mandatory: In a significant step toward promoting sustainable mobility, the Tamil Nadu government has made electric vehicle (EV) charging facilities mandatory for larger buildings. This move comes through an amendment to the Tamil Nadu Combined Development and Building Rules, 2019, aligning with the objectives of the Tamil Nadu Electric Vehicle (EV) Policy, 2023.
According to the revised regulations, all new residential buildings must include EV charging points for every designated car and two-wheeler parking space during the planning stage. This ensures that new urban housing projects are EV-ready from the start, supporting the rapid shift toward electric mobility.
For commercial, industrial, and institutional buildings with a Floor Space Index (FSI) area exceeding 300 square meters, at least 10% of car and two-wheeler parking must be dedicated to EV charging, including provisions for fast-charging stations. However, smaller residential structures—those under 14 meters in height, with eight or fewer dwelling units, or covering less than 750 square meters—are exempted from this mandate.
The policy also encourages existing buildings, including apartment complexes with over 50 families and commercial establishments such as hotels, malls, and offices, to voluntarily install charging facilities.

By integrating EV charging infrastructure into urban planning, the Tamil Nadu government aims to create a robust ecosystem that supports the growing demand for electric vehicles. This forward-looking measure not only aligns with national guidelines but also positions Tamil Nadu as a frontrunner in India’s green mobility revolution, ensuring that the future of transportation in the state is clean, convenient, and sustainable.
